		<description>Mozna kdyz srovnavate ceny v US a v Evrope by nebylo od veci zamyslet se nad tim, co za za ty $ dostanete v EU (zdeny dum) a v US (drevostavbu na zakladove desce stlucenou z prkynek). Ona ta drevostavba je k bydleni idealni, ale jeji zivotnost je daleko mensi nez u zdenych nemovitosti. Zdene evropske domy a byty muzete srovnavat s condominiums co se stavi na plazich nebo v downtownech. </description>

Ceny nemovitostÃ­ jsou v ÄŒechÃ¡ch hodnÄ› pÅ™edraÅ¾enÃ©, vÅ¡ichni se nynÃ­ snaÅ¾Ã­ vytÅ™Ã­skat maximum (majÃ­ strach z krize a banky developerÅ¯m utnuly pÅ™Ã­jem penÄ›z), a tak developeÅ™i lidem cpou, Å¾e cena nemovitostÃ­ poroste. MyslÃ­m si ale, Å¾e nynÃ­ dojde ke znaÄ?nÃ©mu ochlazenÃ­ trhu s nemovitostmi (a k jejich zlevnÄ›nÃ­) uÅ¾ tÅ™eba jenom proto, Å¾e ÄŒNB snÃ­Å¾ila repo sazbu ze 3,5 na 2,75, coÅ¾ je snaha o oÅ¾ivenÃ­ trhu s hypotÃ©kami. Banky totiÅ¾ nynÃ­ hodnÄ› pÅ™Ã­snÄ› hodnotÃ­ vÅ¡echny Å¾adatele a poÄ?et hypotÃ©k klesÃ¡ &#8211; lidi tedy nebudou mÃ­t penÃ­ze na nÃ¡kup nemovitostÃ­ a dojde k poklesu jejich ceny. 		<description>Za Prahou: Vezmu-li nejnizsi cenu 5mil, tak pokud je prumerny plat zde 30.000, tak 13.8. Pokud vezmu realnejsi cenu 6mil, tak to je 16.6 Pokud 7, za kterou se tu prodavaji trosku lepsi domy, tak 19.4 :-).

I kdyby se to pocitalo na prijem rodiny, tak by vyslo 7-10, coz je pomerne hodne.</description>

Jinak v UK jsou hodne rozdily mezi severem a jihem (a take dalsimi oblastmi). 4-bedroom house v Surrey vyjde na 300k (a vice :-), uplne stejny dum pak v okoli Leeds na 110k.</description>

		<content:encoded><![CDATA[<p>VyhlÃ­Å¾Ã­m si novÃ½ domek v okolÃ­ Olomouce. NovÃ½ hezkÃ½ domek zde stojÃ­ okolo 4mil (vÄ?etnÄ› pozemku). Pokud bych si vzal prÅ¯mÄ›rnÃ½ plat olomoucka cca 20k mÄ›sÃ­Ä?nÄ› = 240k za rok, tak mi vychÃ¡zÃ­ koeficient 16,666. I kdyby cena nemovitosti klesla na 2,5mil, tak podle nazneÄ?enÃ©ho vzorce je koeficient stÃ¡le na 10. V pÅ™Ã­padÄ› takovÃ©ho poklesu bych ale domek stejnÄ› okamÅ¾itÄ› vzal. Nechce se mi vÄ›Å™it, Å¾e by byl aÅ¾ takovÃ½ propad, ale samozÅ™ejmÄ› v nÄ›j doufÃ¡m. UvidÃ­me za rok-dva. </p>
<p>Ani si neumÃ­m pÅ™edstavit, Å¾e by tu byl hezkÃ½ domek k bydlenÃ­ za 1,2 mil (koeficient 5).</p>
