Drahe i velmi levne nemovitosti

Moje zkusenosti s realitnim trhem jsou predevsim z Nevady (Las Vegas) a Californie (Los Angeles – beach cities). Obe oblasti patri spise k tem drazsim v USA. V obou mestech je docela obtizne koupit nemovitost, ktera bude prinaset slusny prijem v najmu a stihne pokryt pujcku. Par takovych obchodu se mi sice podarilo, ale je to tim, ze trh doopravdy temer denne sleduji a jakmile vidim nejaky potencialne dobry obchod tak okamzite davam nabidku na koupi (offer).

O to vice me prekvapi kdyz vidim nejake nabidky z jinych mest v USA, ktere jsou extremne levne. Napr. tento inzerat na komercni budovu o velikosti 5,000 sq. feet (hrubym odhadem 500 ctverecnich metru). V Las Vegas nebo Los Angeles by takova budova stala zhruba $200-$300 za ctverecni stopu (spise tech $300). To by bylo celkova cena az $1,500,000. Stejne velka nemovitost v tomto inzeratu je nabizena za $25,000. Chapu ze to je nejake velmi male mestecko /vesnice, ale presto me to vzdy zarazi, jak je nekde v USA tak hodne levne. Toto je inzerat z Yahoo Realinvest group.
